Once you’ve decided that you’re selling your property, then you need to make sure that you get the best price for it. However, this isn’t going to be a quick process. It needs time and effort, and even some money to make sure that your property gets the price that it deserves.

  1. Value your Home

First things first, you need a starting point. So, before you begin plans to improve your property, you need to know what your home is worth now. You can do this by getting in contact with an estate agent and getting your home valued. Some estate agents may be able to offer you advice on what to do to make the most of the property.

  1. Decide on Your Target Market

This is an important part of selling anything. This way, once you’ve decided who it is that is most likely to be your buyers, you can present the property accordingly, playing up certain elements over others.

  1. Serious Home Improvement

There are a number of things that you can do to improve your home’s value. Some of them are quite drastic and require capital to invest. For instance, you could get a new kitchen and it has the potential to add up to 5% onto the value of your home. Alternatively, you could add an extra bedroom and bathroom by converting the loft, and end up improving the value by 12%.

  1. Neutralise the House

In the rest of the house, you need to invite your potential buyers to imagine living there. That means that the décor has to be a balance between neutral – without too much personal clutter or a strong sense of style – and being homely and warm. So, painting walls a neutral colour and editing things like photos and mementos out of the display areas, whilst keeping your existing furniture will mean that you can encourage potential buyers to imagine a new life there.

  1. Tidy up the Outside

Kerb appeal, i.e. the first impression that a potential buyer has as they approach your property, is really important. Make sure that the garden and drive way is looking neat and tidy, the front door is freshly painted and the hardware is clean, or new, if you’re willing to invest. Clean the windows and unblock the gutters too for a fresh faced, inviting façade.
